As we approach Thanksgiving Day, I'm feeling very grateful for so many things this year.  Jesse and I were truly fortunate to have met so many wonderful people who became our clients and are now our friends.  That's probably one of the best things about being in the real estate business.  You get to meet a lot of people and most of them are really terrific folks.

I'm also thankful for our dedicated business partners and all of the professional realtors that work for us.  We are certainly blessed to be surrounded every day by such optimistic and enthusiastic people.  It's such a pleasure walking through the doors of our Timonium office and looking forward to working with everyone.

Mostly all realtors like the fact that each transaction is different, allowing for constant and continued growth.  This is yet another thing for which I am thankful.

I could go on, but I won't - I just want to thank you for your continued support of us - it means a great deal.

Although this might seem like a simple question, it often becomes a problem when title to the property has been transferred to an individual or individuals upon the owner’s death and the persons that inherited the property want to sell it.

A safeguard against only one owner selling the property when several people inherited it is the title company’s title search.  A title company will hire an abstractor to search the title (a chain of records including recorded deeds on file at the courthouse in the jurisdiction where the property is located) in order to determine who currently owns the property and how title to that property is held.  The manner in which title is held will typically determine the division of proceeds or losses resulting from the sale of the property.

Also this process attempts to ensure to the buyers that the property is being transferred to them properly and that no one will come back after the sale claiming to own the property.  This is also why most people purchase title insurance, but we’ll discuss that another day.

Last Will and Testaments, Divorce Decrees, and other legal forms of transferring or dividing property can affect who owns the house.  So, if you inherit property it is prudent for you to make sure that you are the sole owner before selling the property.

It seemed as though everyone in Maryland was waiting until after the election to make a decision about whether to buy a home now or lower the price of a home that has not yet sold.  Well, the election is over and everyone is now wondering what the results mean for the Maryland real estate market.

To be honest, we really don’t know.  What we do know is that is seems like sales have increased recently and there are less homes being listed which is exactly what we need to combat the oversupply of homes on the market.  Prices, however, still seem to be declining in most of the Greater Baltimore Metropolitan area and can be contributed to several factors including the unbalanced supply and demand factor as well as the growing number of foreclosures and short sales on the market.

So, what does this all mean?

For sellers it means that if you really want to sell your home now, you must get ahead of the market by pricing your property below your direct competitors and by offering buyers very attractive incentives.  If you are unwilling to do these things, then you should take your house off the market and wait to sell until the market improves.

For buyers it means that right now may be the most opportune time to buy.  Great deals are everywhere, but as soon as the market turns around, those deals will quickly disappear.  To see the best bargains in the area, check out our BEST BUYS list and give us a call if you would like to tour any of the properties.

It was crisp, sunny day for the start of the Baby Boomer & Senior Expo held at the Maryland State Fairgrounds in Timonium on October 29th and 30th, but the weather certainly didn't stop the boomers and seniors from venturing out.

                  

Thousands of seniors and boomers turned out for the event and Jesse and I were thrilled to have had the opportunity to meet so many wonderful folks who stopped by our booth.  Our real estate company, RE/MAX Acclaimed Realty, located across the street from the Maryland State Fairgrounds on York Road, sponsored the booth (pictured below) and we gave out lots of fun items from magnetic notepads to kitchen measures magnets to decks of playing cards with home buying and selling tips on them.


We also held a drawing - the individual named on the first entry form drawn won a $100 Gas Card and the second drawn won a Gift Bag from the Salon at Mays Chapel (located at Roundwood Center near Graul's) full of salon products and a gift certificate for a manicure and pedicure.

It was a great two days and we really enjoyed the opportunity to talk with so many people.
