  1. Siding.  A new exterior can make a huge difference to a home.
  2. A new deck or patio.  Most buyers love having more living space, and a deck costs much less than a new room.
  3. Minor kitchen remodeling.  Kitchens and master bedrooms are where buyers hope to fall in love with a house.  If you upgrade countertops or cabinet fronts, you should recoup much of the cost.
  4. Windows.  Better energy efficiency and good looks really add value

  1. Expensive technology.  Although you might be enamored with having high-tech items and wiring in your home, not every buyer shares your feelings and since technology is ever-changing, it may become obsolete very quickly.
  2. A new roof (unless the old one leaks).  Ever heard a buyer say, “Gee, what terrific shingles?”
  3. Features that rely on personal taste.  It’s fine to install a hot tub, wine cellar, or personal gym for your own enjoyment, but it will not make your home worth more money and may reduce the property’s appeal to many buyers.
  4. Any features or items that outdo the neighbors.  It never makes sense to over improve a property and although your house might be the only one in the neighborhood to have an in-ground pool, it probably won’t mean much when it’s time to sell.
